Alaska Mortgage FAQ | Barclay Roeder

Question 1

What credit score do I need to buy a home in Alaska?

Accepted Answer

It depends on the loan type. FHA loans can go as low as 580 with 3.5% down, or even 500 with 10% down. Conventional loans typically want 620 or higher for approval, though 740+ gets you the best rates. VA and USDA loans have flexible credit guidelines — I've helped veterans with scores in the low 600s get approved. The score is just one piece; your full financial picture matters more than a single number.

Question 2

How much do I need for a down payment in Alaska?

Accepted Answer

Less than most people think. VA loans require zero down for eligible veterans and active-duty military. USDA loans are also zero down for qualifying rural properties — and a lot of Alaska qualifies. FHA requires 3.5% down. Conventional loans start at 3% down for first-time buyers. If you put less than 20% down on a conventional loan, you'll pay PMI until you hit 20% equity, but that's often still cheaper than waiting years to save a larger down payment.

Question 3

What's the difference between pre-qualification and pre-approval?

Accepted Answer

Pre-qualification is a quick estimate based on what you tell me — no verification, no hard pull. It gives you a ballpark. Pre-approval is the real thing: I pull your credit, verify income and assets, and issue a letter that sellers take seriously. In Alaska's competitive markets — especially Anchorage and Mat-Su — sellers often won't even look at an offer without a pre-approval letter. Get pre-approved before you start shopping.

Question 4

How long does it take to get a mortgage in Alaska?

Accepted Answer

A typical purchase loan closes in 30–45 days from accepted offer. VA loans can sometimes take a few days longer due to the VA appraisal process. If you're buying in a rural area, USDA loans add time for USDA's own review — budget 45–60 days. The fastest closings happen when buyers have their documents ready upfront: two years of tax returns, recent pay stubs, two months of bank statements, and a valid ID.

Question 5

Does USDA cover rural Alaska properties?

Accepted Answer

Yes — and more of Alaska qualifies than people expect. USDA eligibility is based on population density, not just how remote a property feels. Many communities in the Mat-Su Valley, Kenai Peninsula, Fairbanks North Star Borough, and Southeast Alaska qualify. The property must be your primary residence, and there are income limits based on household size and county. I can run a quick eligibility check on any address you're considering.

Question 6

Can I use my Alaska Permanent Fund Dividend (PFD) for a down payment?

Accepted Answer

Yes. The PFD is treated as a cash asset and can be used toward your down payment, closing costs, or reserves. You'll need to document it like any other asset — a bank statement showing the deposit is usually sufficient. Some buyers time their purchase to coincide with PFD distribution in October. Just make sure the funds are seasoned in your account for at least 60 days before closing if your lender requires it.

Question 7

What is the Alaska Housing Finance Corporation (AHFC) and should I use it?

Accepted Answer

AHFC is Alaska's state housing agency. They offer below-market interest rates and down payment assistance programs for qualifying buyers, particularly first-time buyers and veterans. Their programs can be layered with FHA or conventional loans. The tradeoff is that AHFC loans have income limits and can sometimes move slower than a direct lender. I'm familiar with AHFC programs and can help you compare whether their rate advantage outweighs the timeline difference for your situation.

Question 8

How does a VA loan work in Alaska?

Accepted Answer

VA loans are one of the best mortgage products available — zero down payment, no PMI, and competitive rates. To qualify, you need a Certificate of Eligibility (COE) from the VA, which I can help you obtain. Alaska has a large active-duty and veteran population, and I've closed hundreds of VA loans here. One Alaska-specific note: the VA loan limit was eliminated in 2020, so there's no cap on the loan amount for eligible veterans with full entitlement — important in a state where home prices can be high.

Question 9

Should I get an FHA loan or a conventional loan?

Accepted Answer

FHA is usually better if your credit score is below 680 or your down payment is under 5%. The mortgage insurance is built in and the qualification standards are more forgiving. Conventional is often better if your score is 740+ and you can put 10–20% down — you'll pay less in mortgage insurance over time and can cancel it once you hit 20% equity. FHA mortgage insurance lasts the life of the loan if you put less than 10% down. I'll run the numbers both ways so you can see the actual monthly difference.

Question 10

Are adjustable-rate mortgages (ARMs) a good idea in Alaska?

Accepted Answer

ARMs can make sense in specific situations — if you're confident you'll sell or refinance within 5–7 years, the lower initial rate saves real money. But Alaska buyers tend to stay put longer than the national average, and the uncertainty of a rate adjustment in year 6 or 7 can be stressful. I generally recommend fixed-rate loans for primary residences in Alaska unless there's a clear short-term plan. That said, I'll always show you both options so you can decide what fits your situation.

Question 11

How much are closing costs in Alaska?

Accepted Answer

Typically 2–4% of the loan amount. On a $400,000 home, that's $8,000–$16,000. Closing costs include lender fees, title insurance, escrow fees, prepaid property taxes and insurance, and recording fees. Alaska doesn't have a state income tax, but title and escrow fees can run higher in remote areas due to limited service providers. You can sometimes negotiate seller concessions to cover part of your closing costs — especially in a slower market.

Question 12

Can the seller pay my closing costs in Alaska?

Accepted Answer

Yes — seller concessions are common and negotiable. On a conventional loan, sellers can contribute up to 3% of the purchase price toward your closing costs if you put less than 10% down, and up to 6% with 10–25% down. VA loans allow up to 4% in seller concessions. FHA allows up to 6%. In a buyer's market, asking for seller concessions is a smart move. In a competitive market, it may cost you the deal — I'll help you read the situation.

Question 13

When does it make sense to refinance my Alaska mortgage?

Accepted Answer

The old rule of thumb was 'refinance if you can drop your rate by 1%,' but the real answer is: when the monthly savings justify the closing costs. If you'll break even in under 24 months and plan to stay in the home, it usually makes sense. Other good reasons to refinance: removing PMI once you hit 20% equity, switching from an ARM to a fixed rate, or pulling cash out for home improvements. Alaska property values have appreciated significantly in many areas — you may have more equity than you think.
