USDA LOANS IN ALASKA

Can I buy a home in Alaska with no down payment if I'm not military?

If you're buying outside Anchorage, you might qualify for a USDA loan — zero down, low rates, and more of Alaska is eligible than most people think.

What is a USDA loan?

A USDA loan is a government-backed mortgage through the U.S. Department of Agriculture's Rural Development program. Despite the name, it's not just for farms — it's for buyers purchasing in areas the USDA designates as rural or suburban. In Alaska, that includes a lot of ground.

What parts of Alaska are USDA-eligible?

Most of the Mat-Su Valley (Wasilla, Palmer, Houston, Big Lake), much of the Kenai Peninsula (Soldotna, Homer, Kenai), Eagle River, and many communities outside Anchorage proper are USDA-eligible. Anchorage city limits are generally not eligible. The eligibility map changes periodically — I check it for every buyer.

What are the benefits of a USDA loan?

Zero down payment. Below-market interest rates. Low mortgage insurance compared to FHA. No loan limits (subject to income limits). For buyers who qualify, USDA is often the best deal available — especially in the Mat-Su Valley where home prices are lower than Anchorage.

Are there income limits for USDA loans in Alaska?

Yes. USDA loans have household income limits based on the area and household size. Alaska's limits are higher than the Lower 48 because of the cost of living adjustment. Many middle-income buyers in Alaska qualify. I'll run the numbers for your specific situation.

What kind of property can I buy with a USDA loan in Alaska?

The home must be your primary residence and meet USDA's property condition standards. Single-family homes are the most common. Some rural properties with well and septic qualify — but the property must be in move-in condition. Fixer-uppers and off-grid properties with no road access typically don't qualify.

USDA vs. VA — which is better for Alaska buyers?

If you're eligible for a VA loan, VA is usually the better deal — no funding fee exemptions aside, VA has no income limits and no geographic restrictions. But if you're not military, USDA is the next best zero-down option. For buyers in the Mat-Su Valley or Kenai Peninsula, USDA is often the right call.
